Answer: No, the agent of ABC Real Estate Company is still required to represent the seller as if it is their own listing, they have to represent all sellers who have a listing in ABC Real Estate Company whether that agent has the actual listing or not. So by simple association with the company, that agent has a obligation to all company his company’s listing. They can also represent you as well, while they represent the seller if you desire at the same time. That is an oxymoron!
Question: How can an agent represent two different parties in a real estate transition when both parties want the best deal? How could one single attorney represent two clients during a court proceeding?
Answer:I n real estate it’s called Dual Agency and it means no competitive edge for either party, and information is shared equally.
Question: Do all states allow agents to practice representing both the buyer and the seller?
Answer: No, Some States See It As A Conflict of Interest.
Question: Can I get an agent who is with a large company to practice exclusive representation and represent only me and my best interest, and be “On My Side”?
Answer: Sure, but this would deny or prevent you from seeing any of the listings from their company. They could only show you listings from other companies.
